All our Conveyancing Fees are based on the "Standard Work" required to complete such matters, these vary dependent on each matter, whether sale, purchase, remortgage or transfer of equity. Below is a guideline as to what your legal fees and disbursements may look like dependent on the transaction you are looking at instructing us for.
Please note that our Legal Fees are fixed, however, they are only fixed on the basis of the "Standard Work", we will advise you of any additional costs as and when they arise, included in this document is a non-exhaustive list of what additional work may look like.
All our quotations are based on an "estimate" as we cannot at the time of quoting know all of the relevant details of the transaction to provide certain fees for disbursements of know if any additional work will be required.
It is hard to determine how long a transaction will take from instruction to completion and unfortunately, this is not the same across all conveyancing firms and other third parties involved with the conveyancing process. However, the current average, from multiple sources, would be between 8 to 12 weeks from sending/receiving the draft contract paperwork to completion of the matter. Time estimates are as stated, they are "estimates", there are several elements within a conveyancing transaction that can determine whether a matter will take longer than others.
You should also be advised that Sale matters will feel substantially quicker than a Purchase matter, and if you are both selling and purchasing a property it will seem like the sale if moving along faster than the purchase. This is merely because when you sell a property, most of the work is on the purchaser's solicitor's hands to deal with, you are merely answering the buyer's enquiries and then signing the contract paperwork.
The Standard Work required varies for each transaction and may vary from firm to firm. However, we note that the general standard work for sale and purchase matters generally includes the key stages of a transaction which are as follows:

** those properties valued over £1,000,000.00 shall be charged at £2,000.00 + VAT or 0.5% of the property value, whichever is the larger.
*** please note that if the property is being sold/purchased at auction there will be an additional fee of £200.00 +VAT added due to the nature of such matters. Similarly, this fee will apply to matters where there is an unregistered title, new build or shared ownership.
**** there is an additional fee of £200.00 + VAT if there is a mortgage to redeem on a sale and remortgage matter for the administration work required to deal with this. If there are any additional mortgages or other charges to redeem, there are additional fees applicable.
***** if Estate and Corporate Solicitors are to act on behalf of a lender in a purchase there will be an additional fee of £300.00 + VAT for the work required in doing so.
****** if there is a Stamp Duty Land Tax submission to be made on any purchase matter, and you have not provided the relevant signed form, there will be an additional fee of £100.00 + VAT payable for us to complete this for you.
